As of October 2026, the result of a Korean apartment subscription (cheongyak) is checked on Cheongyak Home, the national application portal run by the Korea Real Estate Board. You sign in with a Korean digital certificate and open the winner lookup menu on the announcement date stated in the project's recruitment notice. If you win, the sequence that follows is fixed: submit eligibility documents within the window the developer sets, answer any ineligibility notice within the appeal period, then sign the supply contract during the contract dates. This guide covers the lookup and those post-announcement steps. It does not cover mortgage timing, and the recruitment notice for your specific project always takes priority over general descriptions.

How to look up your result on Cheongyak Home

The portal is in Korean, so it helps to know the menu names. The top menu has a dedicated item called 청약당첨조회 (winner lookup). Under it, results are split by housing type: APT for regular apartments; officetels, lodging-type residences, urban-type housing and private rentals; publicly supported private rentals; and housing cooperative unit draws. If you applied for a standard presale apartment, choose the APT entry. Picking the wrong housing type can make it look as though you have no result at all.

You need a certificate issued in your own name. According to the Cheongyak Home FAQ, the portal accepts a joint certificate for personal banking or general use, a financial certificate, and certificates from Naver, KB Kookmin, Toss and Shinhan. Securities-trading and corporate certificates do not work. The simplest approach is to use the same certificate you applied with. If login fails, the FAQ suggests closing every browser window, typing www.applyhome.co.kr directly into the address bar, or installing the security software manually.

The lookup is available for a limited period. Under Article 25(4) of the Rules on Housing Supply, the developer must post the selected winners and reserve applicants on its own website and make sure each applicant can check their individual result on the national portal, as summarized by the government's Easy Law guide. Notices usually state the exact window. For example, the subscription guide for one private project in Seoul that took applications in May 2026 set the announcement for May 18, 2026 and allowed individual lookup on the website or app for 10 days from the announcement date.

Do not wait for a text message. The rules only say a developer may notify winners by SMS if the applicant asks. The Seoul notice above stated plainly that it would not notify winners or reserve applicants individually and would not answer phone inquiries about results. Applicants who could not apply online, such as some older or disabled applicants who applied at a model house or bank branch, can search by housing type, project name, name and date of birth. Online applications do not appear in that search, so online applicants must sign in with a certificate.

Two other menus are often confused with the lookup. The application history menu only confirms that your application was received. The past-winning history and restriction check menus show earlier wins and any resulting limits on future applications. Use the winner lookup for this round's result.

Reading the result: winner, reserve applicant or not selected

Results fall into three groups: winner, reserve applicant, or not selected. Many notices publish the building and unit number together with the winner list, and reserve applicants receive a queue number. Save a screenshot of the housing type and unit, and copy the document and contract dates from the notice next to it.

If you are a reserve applicant, note your number. According to the Easy Law summary, general supply must select reserve applicants equal to at least 500% of the units on offer, and if total applicants through the second priority tier fall below 600% of the units, every unselected applicant becomes a reserve applicant. Special supply follows the same ratios for leftover units. The reserve list, with queue numbers, stays public for 180 days from the first contract date.

Reserve applicants move up only after winners' appeal periods end. When units are freed by cancellations, unsigned contracts or terminated contracts, the developer discloses those units, asks reserve applicants whether they want to join a unit draw, and assigns units by lottery among those who opt in. Keep your phone number and mailing address accurate: the Seoul notice limited reserve-applicant document submission to people it had contacted.

Submitting eligibility documents after the announcement

Once you confirm a win, find the winner document submission schedule in the notice. Under Articles 23 and 52 of the Rules on Housing Supply, winners and reserve applicants submit eligibility documents during a period set by the developer before signing, and the developer checks them against the application. In the Seoul example, submission ran from May 21 to May 25, 2026 at the project's model house, three days after the announcement. Expect roughly a week, not a month.

That notice included conditions that commonly appear elsewhere:

  • Only documents issued on or after the recruitment notice date were accepted.
  • A submission missing even one required document was refused, and documents had to show the full resident registration number.
  • Failing to submit within the window was treated as giving up the contract, and documents were not accepted during the contract period.
  • Anyone other than the winner, including a spouse or parent, was treated as an agent.
  • Submitted papers were not returned and were kept for five years.

Build your list from the notice's table of documents by supply type, such as first-priority general supply or newlywed and first-time buyer special supply. If anything differs from what you entered when applying, such as household members, residence period, years without a home or number of dependents, prepare an explanation, because a mismatch can lead to cancellation.

If you receive an ineligibility notice

If you receive an ineligibility notice

When document checks or database searches show your actual eligibility differs from your application, the developer issues an ineligibility notice. The Cheongyak Home FAQ says the developer, not the portal, decides ineligibility and its reasons, so questions go to the developer. The developer must give you at least 7 days from the notice to submit proof of homeownership status, household composition and residence, according to the Easy Law guide on cancellations. Without a response in time, you are excluded or the contract is cancelled.

An unsuccessful appeal does not always mean cancellation. Under Article 58(4), you are still treated as a winner if there was no competition in your priority tier and you meet that tier's requirements, or if your recalculated points still clear the cut-off. Exceptions apply, such as applying in the first tier without qualifying for it or winning under the points system without being eligible for it.

If the win is cancelled, you cannot be selected for another presale home for a set time from the winning date: 1 year in the Seoul metropolitan area, 6 months elsewhere (1 year in speculation-overheated or subscription-overheated zones) and 3 months in designated slump areas. After that, the same subscription savings account can be used again, an exception the FAQ also notes. If you closed the account, re-depositing within one year of cancellation treats it as never closed.

Signing the contract and what comes after

The contract dates are in the notice, but the Seoul example warned they could shift depending on how long the homeownership and past-win database checks take. Contracts were signed first with winners confirmed as eligible, while flagged winners signed only after proving eligibility. Delays in documents or appeals delay or block the contract.

On signing day, follow the notice and the developer's contract guide for what to bring and how to pay the deposit. Deposit rate, bank account and venue vary by project. Before transferring money, confirm the account matches the one in the official notice.

Signing is not the end. The same notice stated that a contract signed after document review is still cancelled if the buyer is later found ineligible. Once selected as a winner, your subscription account can no longer be used for other presales. The account-reuse exception applies to ineligibility cancellations under Article 58, so if you are thinking of walking away, ask the developer and check the restriction menu before the contract period ends.

Checklist from announcement day to contract

  1. Copy the announcement date, document window and contract dates from the notice into your calendar.
  2. On announcement day, sign in to Cheongyak Home, open the winner lookup and save your result, unit or reserve number.
  3. List the documents for your supply type and get copies issued after the notice date.
  4. Submit within the window, with power-of-attorney papers if an agent goes.
  5. If you receive an ineligibility notice, file proof within the appeal period.
  6. Pay the deposit to the official account during the contract period and keep your contract.

The Cheongyak Home help line is 1644-7445 on weekdays from 9:00 to 17:30, and the site notes its advice has no legal effect. Ineligibility decisions and contract schedules belong to the developer, so confirm project details with the sales office.

Frequently asked questions

Will I get a text message if I win a Korean apartment subscription?

Not necessarily. The rules only allow developers to send an SMS if you request it, and some notices state they will not notify winners individually. Check the winner lookup on Cheongyak Home yourself on the announcement date.

Does the application history menu show whether I won?

No. Application history only confirms that your application was received. Winner, reserve and not-selected results appear in the winner lookup menu for your housing type, such as APT.

What happens if I miss the document submission window?

It depends on the notice, but some notices treat a missed window as giving up the contract and refuse documents during the contract period. Contact the sales office before the deadline if something comes up.

Is my win cancelled as soon as I get an ineligibility notice?

No. The developer must give at least 7 days from the notice for you to submit proof. Your win can also stand if the rules treat you as a winner, for example when there was no competition in your priority tier.

How long am I barred after an ineligibility cancellation?

From the winning date, 1 year in the Seoul metropolitan area, 6 months elsewhere (1 year in overheated zones) and 3 months in slump areas. After that, the same subscription account can be used again.
